Marion County, Florida: Median price for single-family home hits $285K

Marion County's median sale price for existing family homes continues to climb, with prices jumping by 23.9% in June when compared with the same month last year, according to the Ocala Marion County Association of Realtors.

The median price rose from $230,000 in June 2021 to $285,000 this year. The average price rose from $291,692 in June 2021 to $338,152 this year. Experts say the median sales price is the best gauge of home values.

Median is the middle sale price after all sales are ranked from highest to lowest. Average is when all sales are added together and divided by the number of sales. Average prices can be skewed when multi-million dollar home sales are in the mix.

The number of existing single-family homes sold in Marion decreased by 20.2% year over year, ticking down from 743 in June 2021 to 593 this year.

The overall total sales volume of existing single-family homes in Marion County was $200.5 million, down from $216.7 million in June 2021. That's a decrease of 7.5% from June 2021.

Pending inventory decreased by 27.8%, from 1,252 in June 2021 to 904 this year. There was 1.8 months of available inventory in June, up from 1.1 months in June 2021.

The median time to contract a home from the time it hits the market was only 10 days in June, up from June 2021's nine days. The median number of days to sell a home was 56 in June, down from 61 in June 2021.

The number of active listings was 1,166 at the end of June, up from 700 in June 2021. The number of new listings was 844 this June, up 19.5% from 706 last year.

The median sales price of a manufactured home in Marion climbed 59.7% in June, from $103,000 in June 2021 to $164,500 this year, the report stated.

The average sales price hit $163,233 in June, a jump of 36.9% since last year. The average price was $119,186 in June 2021.

Sales of existing Marion County manufactured homes decreased by 16% in June, compared with the same month a year ago, from 81 in 2021 to 68 this year.

Overall, the total sales volume for manufactured homes jumped by 15%, from $9.7 million in June 2021 to $11.1 million this year.

Pending sales of Marion County manufactured homes decreased by 8.3% in June, down from 84 in June 2021 to 77 this year. There were 98 manufactured homes in inventory in June 2022, down from 111 last year,

The median time to contract a manufactured home from the time it hits the market was only 15 days in June, up 7.1% from June 2021's 14 days. Median number of days to sell a manufactured home was 56 in June, down from 61 in June 2021.

The number of new listings was 93 at the end of June, down from 100 at the end of June 2021. There was 1.8 months of available inventory in June, down from 2 months one year ago.

Sale prices of townhouses and condominiums also continued to escalate in Marion County, with the median price for June up 27.8% year over year, from $144,800 in June 2021 to $185,000 this June, the report stated.

The average sales price of townhomes and condos was $188,541 in June, up 21.9% since June 2021, when the average was $154,703.

Sales of existing Marion County townhouses and condos decreased by 18.7% in June when compared with the same month a year ago. June saw 61 townhomes and condos sold by Realtors, compared with 75 in June 2021.

Overall, the total sales volume of townhouses and condos hit $11.5 million in June, down 0.9% from $11.6 million in June 2021. There were 72 townhomes and condos in inventory in June 2022, up from 49 last year,

The median time to contract a townhome or condo from the time it hits the market was seven days in June, down 46.2% from June 2021's 13 days. The median number of days to sell a manufactured home was 51 in June, down from 52 in June 2021.

The number of new listings was 74 at the end of June, up from 52 days at the end of June 2021. There were 1.2 months of available inventory in June, up from 0.9 months one year ago.
